Legal Aid Manitoba, Dauphin location office requirements

 

 

  • -Approximately 4200 sf of turnkey office space - Click here for approximate office layouts and room sizes.  Approximate finishes are laid out bellow

  • -A lease term of five or ten years

  • -14 parking stalls in close proximity to the premises

  • -Walking distance to the court house is preferred 

  • -Commencement date will be as soon as possible but not before all improvement work is completed.

  • -All plans, construction, permitting, etc. are to Landlord's account

 

Approximate Finish Quality

  • -Finished and painted walls - two colours as specified by the Tenant

  • -Barrier free hardware on all doors

  • -Minimum of 2' sidelight in all offices - or an acceptable alternative

  • -28oz-32oz carpet (dependent on term of lease) complete with carpet return, except in reception, washrooms and lunch room which will have VAT flooring.

  • -Solid core doors - or an acceptable alternative

  • -Demolish and remove all existing improvements within the Premises that the Tenant does not wish to reuse.  All or any doors, door frames, glazing, glass side lights, millwork and other items the Tenant deems reusable, (if any), will be reinstalled by the Landlord in accordance with the Tenant's plans and specifications to be agreed upon

  • -Re-demise the premises in accordance the the Tenant's plans and specifications to be agreed upon.  Demising walls shall be constructed of 3 5/8" metal studs to underside of the floor slab above or roof deck as the case may be, fully insulate, built with fire rated drywall in accordance with building code, taped, sanded and painted

  • -Clean and service existing  blinds within the premises, as necessary as determined by Landlord acting reasonably, so that the Building standard blinds exist throughout the premises and are in good working condition

  • -Replace,repair and/or paint the existing suspended t-bar ceiling grid as required to reflect "like new" condition

  • -The Landlord will ensure that the ceiling tiles are in "like new" condition or in the event of needing replacement, new building standard ceiling tiles will be supplied and installed in quantities sufficient for the ceiling in the Premises (or portions of the ceiling as the case may be)

  • -The Landlord will provide at minimum T8 fluorescent overhead lighting fixtures and light diffusers, complete with an initial supply of new tubes and ballasts where necessary, in quantities sufficient to provide standard office lighting levels equivalent to typical office building standards

  • -Ensure that the existing mechanical and electrical systems servicing the Premises are in good working condition.  Provide a minimum of one zone per 700 sqft of usable area for the exclusive use of the Tenant.  HVAC will be provided in quantities sufficient to provide HVAC levels equivalent to typical  "B" class office building standards.

  • -Rebalance the building standard HVAC system servicing the Premises, prior to occupancy by Tenant

  • -Occupancy permit is the responsibility of the Landlord

 

All internal layouts are subject to Tenants prior approval

 

 

 *****Special consideration: Legal Aid Manitoba has a lease commitment currently until March 31, 2012.  All proponents are advised that Legal Aid Manitoba may favor those proposals that provide some free rent of roughly $42,000.00/year until 3/31/2012.
